The single floor tenancy features automated blinds, motion sensors and light shelves. CO_ sensors and negligible equipment minimise the impact on the HVAC system, while a second-hand raised floor in the main seating area and perimeter plenums facilitate the displacement air system. Minimal joinery, ceilings and carpet were inserted. All design work used standard sheet sizes and modular design techniques. Furniture and materials are either sustainable or reused, and provide for future reuse where possible. Materials, paints and sealants were selected for their lack of VOCs and formaldehyde. A grey water system, worm farm, greenery and fantastic access to views of Hyde Park and the Harbour are additional initiatives.
